LAND FLIPPERS SEND OUT BROCHURE ON THE PENINSULA AT JACKSON BEFORE BOC EVEN APPROVES FINAL PLAT

Even before the BOC has approved the final plat of the “The Peninsula at Jackson Lake”, a brochure touting “Lakefront Liquidation” on April 27, 2019 has already been mailed out and received in the areaThe final plat hearing before the BOC is Monday, April 22 at 6:00PM.  Is this already a done deal?

There are some interesting things in this sales brochure to capture your interest; the question is, is it misleading?  Here are some of the statements made in the brochure:

  • “Lake Estates 1-30 Acres”
  • “Water access estates with boat slips up to 30+ acres from only $14,900”
  • “Lake access for Every Estate”
  • “High speed internet”
  • “6+ acre pristine Lakefront Home-site with Boat slip only $59,900”
  • “2,000 sq ft Lakefront Home Package with Boat Slip only $99,900”

After looking at the preliminary plat, there does not appear to be a 30-acre lot anywhere in the subdivision.  Additionally, we could not find a 6+ acre lakefront lot on the plat.  If this new subdivision can get high speed internet, why can’t everyone in the county get it?  Or is “high speed internet” considered to be “Hughes net” satellite internet?

In her zeal to help sell the zoning of this land, our chief assessor told the BOC that the lots in the Peninsula would be valued as follows:

If the lots are for sale for $14,900 instead of $30,000 and $59,900 instead of $160,000, won’t the taxes collected be a whole lot less than the BOC was told?  In fact, the property being developed was purchased for $3,500,000 but is only on the tax books for $880,000 (25% of the price).  The BOC takes the bait every time when $money$ is mentioned.

The sellers behind the brochure may be the same as “Premier Land Liquidators” or “Premier Land” which sells most of the land for lake developments such as The Peninsula at Lake James in North Carolina, Riverwalk on the Hiwassee River, Edgewater in Texas, and Lake Keowee developments in South Carolina.  Look them up and you will see similar ads for all of them.  These were some of the developments that were originally shown in the PowerPoint to the P&Z Board by the developers of The Peninsula at Jackson Lake.

It will be interesting to see how long the BOC meeting lasts Monday night, since this “hearing” appears to be nothing more than a formality.

    it seems like about a year ago i said something along the lines of “that development is going to tank our property values” and asked “who do they think they are going to sell all of these $500k houses too, when the ones already on the market dont sell for months on end”?
    the prices will only go down from here. the market just isnt there for higher end houses, and the original infrastructure problems still exist. we dont have good cell service, high speed internet, or industry close enough to attract the young couples with incomes to purchase those houses. will it be on county water, or community well?

    the BOC needs to be replaced. they are not looking out for us.

    There is one thing I learned. When someone tells you that it will bring in x amount of money, one has to cut that amount in half, and it will then be fairly accurate.

    We got this flyer today in the mail. Where do these scum developers get their mailing lists from? If these mountain and lake properties were such steals, the local real estate brokers and sales people would snap them up before an offer was made to the general public. Wow!!! It’s a “LAKEFRONT LIQUIDATION” This is a once in a lifetime opportunity to get incredible properties for pennies on the dollar!!!! Oh Oh, what a bummer, I wanted to buy at least 8 properties and saw in tiny writing that I am limited to a two estate purchase only. LOL
